Barndominium Spray Foam Insulation in Georgetown, TX

Barndominiums have become a popular way to build a home in Central Texas. You get a strong barn-style shell, a wide-open floor plan and often a shop under the same roof. But that steel shell needs the right insulation to feel like a home. Without it, the walls sweat, the upstairs gets hot, and rain on the metal roof is loud inside.

Insulation is one of the most important choices in a barndo build, and one of the hardest to fix after the drywall goes up. The same insulation considerations can apply to other post-frame buildings, including those that need pole barn insulation for a shop, workspace, or storage area.

Centex Insulation Solutions sprays foam insulation in barndominiums across Georgetown and the surrounding area. Our residential spray foam insulation can help control heat, moisture, and air movement throughout your barndominium, and we can help you plan it before your build reaches that point.

Why a barndominium needs more than standard home insulation

  • Steel walls and roof. Steel-frame barndominiums can transfer heat quickly and sweat when warm, humid air touches the metal. Proper metal building insulation helps slow heat transfer and reduce condensation inside the wall and roof assemblies. Without it, moisture can form behind your drywall where you cannot see it, leading to rust, mold and damaged walls.

  •
  • Big open spaces. High ceilings and open floor plans mean more air to heat and cool.
  • Noise. Rain and hail on a metal roof are loud without something to soften the sound.
  • Lots of seams. Metal panels have seams, screws and gaps at the eaves that let in air, dust and pests.

Open-cell vs closed-cell spray foam in a barndominium

Both types of spray foam work in a barndo, but they do different jobs. (R-value measures how well insulation blocks heat. Higher is better.)

Adds strength

Closed-cell foam is the most reliable choice anywhere foam touches the steel, because it keeps moist air off the metal. A common approach is a layer of closed-cell against the metal, with open-cell added on top in some areas for more sound control at a lower cost. The right mix depends on your roof design, framing and budget. We walk you through the options during the site visit.

Roof line or ceiling: where to insulate

Spraying the underside of the roof keeps the space above your ceiling close to indoor temperature. If your ductwork or HVAC unit will sit above the ceiling, this is usually the better choice, because ducts in a hot attic lose much of their cooling before the air reaches your rooms.

Insulating a flat ceiling and venting the attic can work when nothing but storage sits above the ceiling. Keep in mind that the space under a metal roof gets very hot in summer, so this option only makes sense if the ducts stay out of that space.

When to insulate during your barndominium build

When to insulate during your barndominium build

  1. The steel shell, roof, windows and exterior doors are in place.
  2. Plumbing, electrical wiring and ductwork are roughed in.
  3. Spray foam insulation goes in.
  4. Any required insulation inspection is done.
  5. Drywall goes up.

Talk to us early in the build so the insulation fits your builder’s schedule and nothing gets closed in before it is insulated.

What spray foam does for life in a barndo

  • Even temperatures from room to room and floor to floor
  • Lower electric bills, since less heat gets in through the steel
  • A smaller HVAC system may be enough. Ask your HVAC contractor to size the system with a load calculation based on the insulation you are installing.
  • A quieter home during rain and hail storms
  • Less dust, pollen and pests, because gaps and seams are sealed
  • No hidden condensation on the steel behind your walls

Plan for fresh air

A barndo sealed with spray foam lets very little outside air leak in. That is good for your bills, but a home still needs fresh air. Ask your HVAC contractor about a fresh-air system when they size your unit, so your indoor air stays healthy.

Insulating an existing barndominium

Signs that your barndo’s insulation is not doing its job include walls or ceilings that sweat, water stains, hot upstairs rooms, high electric bills and loud rain noise. If the drywall is already up, the options depend on what we can reach.

  • Interior Walls

Interior walls can be harder to upgrade once the drywall is finished, especially when insulation is already enclosed. When access is available, batt insulation can be a practical option for interior walls and areas that need added sound control. For closed walls, adding insulation may require opening sections of drywall. The roof line or attic can often be sprayed if there is access. For attic areas, blown-in insulation can also be an option. We will look at your home and tell you what is practical.

What affects the cost of barndominium insulation

  • Total square footage of the walls and roof
  • Roof style and height
  • Foam type and the mix of closed-cell and open-cell
  • Foam thickness
  • Whether the shop or garage gets the same insulation as the living area

Many barndos include a shop or garage. You can insulate that area to a lower level than the living space to save money, or match it if you plan to cool the shop. In living areas, spray foam is covered with drywall, which also meets the fire-barrier requirement in most homes.

Barndominium insulation FAQs

What is the best insulation for a barndominium?

For most barndos, closed-cell spray foam against the metal is the most reliable option, because it stops condensation and gives the most insulation per inch. Some owners add open-cell in certain areas to lower the cost and improve sound control.

It depends on the size of the building, the roof design, the foam type and how thick it needs to be. We give you a clear price after a site visit or a review of your building plans.

Closed-cell foam at the right thickness blocks moisture on its own, so it usually does not need a separate vapor barrier. Open-cell foam lets moisture through, so it may need one depending on where it is used. We will tell you what your design needs.

Yes. Spray foam softens the sound of rain and hail on the metal roof and cuts outside noise. Open-cell foam is the better of the two for sound.

People should stay out during spraying and for a period afterward, usually around 24 hours, based on the foam maker’s guidance. After that, your builder can move on to inspection and drywall.

Yes. Many owners insulate the living area first and the shop later. If you think you will cool the shop someday, it is often cheaper to do it during the build, while the walls are open and the crew is already on site.
