Metal buildings go up fast, last a long time, and need little upkeep. But steel has two big weak spots: it lets heat pass straight through, and it can sweat when warm, damp air touches a cool panel. Commercial spray foam insulation can help address these issues by creating a protective layer against heat transfer and condensation. In a Central Texas summer, an uninsulated metal roof can make the inside of a shop or office hotter than it is outside. On a cool morning, that same roof can drip water onto your tools, stock, and floor.
Centex Insulation Solutions sprays foam insulation in metal buildings across Georgetown, Round Rock and the rest of Central Texas. Spray foam sticks directly to the steel, fills every seam and gap, and stops heat and moisture where they start.

Steel moves heat quickly. A metal roof sitting in the Texas sun gets very hot, and that heat moves right through the panel into the building. Without a solid layer of insulation, your air conditioner runs nonstop and still struggles to keep up.
Metal sweats. When warm, humid air touches metal that is cooler than the air, water forms on the metal. It is the same thing you see on a glass of iced tea on a hot day. In a metal building, this water drips from the roof and runs down the walls. Over time it causes rust on panels and screws, mold on stored items and stains on the floor.
Metal buildings have a lot of gaps. Seams at the roof peak, eaves, doors and wall panels let outside air, dust and pests in. Metal also expands and shrinks as the temperature changes, which can open small gaps over time.
Many metal buildings are built with rolls of fiberglass that have a white vinyl facing. Similar batt insulation can also be used between framing members in some metal buildings. The rolls are pressed between the metal panels and the steel frame. These options cost less at the start, but they have problems that can show up over time:
What matters | Fiberglass blanket | Spray foam |
Stops condensation on the steel | Only while the facing stays sealed | Yes, when closed-cell foam is sprayed directly on the metal |
Seals air leaks and seams | No | Yes |
Holds its shape over time | Can sag and compress | Does not sag or settle |
Handles moisture | Loses much of its value when wet | Closed-cell foam resists water |
Pest nesting | Common | Much less likely |
There are two main types of spray foam. Both insulate well, but they behave differently on metal. (R-value measures how well insulation blocks heat. Higher is better.)
For most metal buildings, closed-cell foam is the safer choice for the walls and roof because it is the most reliable way to stop condensation on the steel. We look at how you use the building, whether it is heated and cooled, and your budget before we recommend a foam type and thickness.
New buildings: The best time to spray is after the metal shell, doors and windows are in, and before any inside walls, ceilings or wiring covers go up. This gives full access to the steel and the best seal. Bring us in early so the insulation fits your builder’s schedule.
Existing buildings: Spray foam needs a clean, dry surface to bond to. If your building has old fiberglass that is torn, wet or sagging, it usually has to come out first so the foam can stick to the metal. Roof leaks should also be fixed before we spray, because foam can hide a leak until it has caused damage. We check all of this during the site visit.
Upgrading your insulation doesn’t need to be complicated. At Cen-Tex Insulation Solutions, we’ve simplified the process into three clear steps, so you can enjoy a more comfortable, efficient space without the stress.
1. Site visit.
2. Quote and plan.
Spray foam is a plastic-based product, so building codes usually require it to be covered in spaces where people work or spend time. That cover can be drywall or an approved fire-protective coating sprayed over the foam. What your building needs depends on how it is used and on local rules. We explain what applies to your building before the job starts, so there are no surprises at inspection.
Every building is different, so we price each job after seeing it. The main things that change the price are:
Centex Insulation Solutions is based at 309 Wildwood Dr in Georgetown, TX. We insulate metal buildings in Georgetown, Round Rock, Leander, Cedar Park, Hutto, Liberty Hill, Jarrell, Taylor and the surrounding Central Texas area.
Yes. Closed-cell foam sprayed directly onto the metal at the right thickness keeps warm, damp air from touching the cool steel. With no contact, water cannot form on the panels.
It depends on how you use the building. A storage building that is not heated or cooled may only need a thin layer of closed-cell foam to stop dripping. A shop or office that is cooled every day needs more to keep bills down. We set the thickness based on your use, your goals and any energy code rules that apply.
Yes. We cover and protect equipment and stock, and we can work in sections to limit downtime. People and pets need to stay out of the area during spraying and for a period afterward, usually around 24 hours, based on the foam maker’s guidance.
No. Closed-cell foam bonds to the metal and keeps moisture off it, which helps prevent rust. The one exception is a roof that already leaks. Water from a leak can get trapped, so leaks must be fixed before spraying.
Spray foam does not sag, settle or break down under normal indoor conditions, so it keeps working for many years. It should be kept out of direct sunlight, which is not an issue for foam sprayed inside a building.
For metal buildings that are used every day, it usually is. Fiberglass costs less at the start, but it does not stop condensation well and often needs repair or replacement. Spray foam costs more up front, then keeps working without that upkeep and lowers heating and cooling costs.
